Unsecured Personal Loan

Allsurity has developed Australia's most innovative and cost effective personal loan products and at rates competitive to or even beating the Banks!

Allsurity have "Prime" and "Mid Prime" Unsecured Personal Loans. Allsurity Products are unique to Australia, in that as it is internet based, and they can FUND applications within 48 hours of submission. Allsurity offer borrowers with a stable income and reasonable credit history immediate access to up to $30,000 for their personal use.

Many people, despite being a good credit risk, simply don't fit the bank's "perfect applicant" criteria. You may be self employed or a contractor, have a minor paid credit default, or be financially affected from a recent divorce. Allsurity believe home owners are good credit risks who may need funds to achieve their future goals.

Home Loan Deposit

Allsurity was the first to introduce Australia’s home loan deposit loan for home or land buyers. This product is unique to Australia, in that it offers borrowers with a stable income and good credit history immediate access to up to $30,000 to be used towards finalising the purchase of their house.

Many people, despite being good credit risks, simply don’t have enough for a deposit on their homes, once stamp duty, legal, moving and other associated costs are factored in. Allsurity’s Home Deposit Loan allows home buyers to use their funds for their expenses, allowing Allsurity to fund the deposit or shortfall required. Alternatively, if a home mortgage is slightly over 80% and you need a few thousand to avoid insurance, simply use the Allsurity home deposit loan for the difference to save your Lenders Mortgage Insurance.

Allsurity’s Home Deposit Loans range from $6,000 up to $30,000 for home/land purchase, to a maximum LVR of 100% when combined with the current mortgage. Allsurity's relaxed serviceability and other credit criteria should ensure that almost all people who qualify for a prime mortgage should also receive a Home Deposit Loan from Allsurity. Essentially Allsurity criteria is the same as for personal loans.

Applying for a Home Deposit Loan from Allsurity is easy. Simply contact your preferred broker. For accredited brokers, applications must be submitted via the Broker Login on the Allsurity website. The decisioning is instant; contracts arrive via email in 30 seconds. Ability Finance simply express post them along with supporting documents to Allsurity and overnight they will verify and fund. We can also arrange to delay funding until the day before settlement, so as to save interest charges. Please note that Allsurity only fund directly into the solicitor/conveyancer trust account for the house being purchased.

Developer Project Assistance Loans

Allsurity has introduced Australia's first and only Developer Project Assistance Loan. This loan allows Developers to gain access to $30,000 on behalf of borrowers, in order to help pay for incidentals whilst developing the project.

Many Developers need to gain access to up to $30,000 for a period of six to twelve months in order to help offset initial costs associated with developing houses, such as land stamp duty, Council costs, etc. Additionally, Developers need a way of locking in clients with a reasonable sized commitment. As many potential clients struggle with the deposit, Allsurity offers a simple way of accessing the 'deposit' on behalf of the borrower, to allow the Developer the funds to proceed.

Allsurity's Developer Project Assistance Loan is written in the borrower's name, however ALL proceeds are given to the Developer. The Developer then allocates a small portion of these funds to interest repayments and the remainder is used to help offset their costs. At the end of the project, the loan is paid out as the loan is replaced by a standard home loan. Here's typically how it works:

The Developer enters into an agreement with Allsurity for loans up to $30,000 for a short period, generally up to 12 months. The loan is written in the client's name, however all repayments are met by the developer, who allocates a small portion of the loan proceeds towards repayments. (Allsurity can even prepay repayments to avoid administration.) The Developer uses the funds towards the borrower's house/unit development until completed. Once the development is completed, the loan is paid out completely as it's replaced by a standard home loan.

How can this work? As Developers know, the valuation on a completed house is generally much greater than the cost of building + land. Therefore as long as the valuation is 11% or more than the development cost, the borrower can receive a standard 90% home loan, which pays the Developer and the Allsurity loan. Everyone benefits.

Please note that this product is only available to approved Developers after consultation with Allsurity. Allsurity welcome Brokers acting on their behalf, as the Allsurity loan is generally tied in with home mortgages on completion of the project.
